Overview
Strawberry Grange is a unique collection of 19 serviced building plots for bespoke detached homes nestled in the leafy greenbelt suburbs to the west of Aberdeen city. Located on the outskirts of Peterculter and Milltimber it was once a dairy and soft fruit growing farm but now is about to offer people the opportunity to become one of the fortunate few who realise the dream of building a beautiful home specific to their own aspirations and requirements in a picturesque setting. Successful purchasers will design and create their property on spacious, fully serviced plots. The home can be created to exactly meet your needs now and in the future..
It's name is now a nod to its past as we look forward to its exciting new future as a sensitively designed small-scale redevelopment. Strawberry Grange transforms the old brownfield site of redundant outbuildings into a beautiful place to live, with surrounding countryside and great woodland walks on the doorstep, whilst still being in close proximity to the communities of Peterculter and Milltimber or within easy walking distance of Kippie Lodge Golf Course and Country Club
Location and Planning History
The site, recognised as site OP109 ‘Woodend Farm’ in the Adopted Aberdeen Local Development Plan (2017 and 2023) lies on Culter House Road just 1km from the AWPR Milltimber Junction and 1.5km from the centre of Peterculter.

Its planning application details can be found on Aberdeen City Council's planning portal ref no. 210889/PPP
How it works

All plots have outline planning permission, and the site has been carefully master planned with all surveys and reports are available.

Utilities connected to the boundary of your plot.
Ready To Build On
Plots are setup ready for you to start building with access and utilities waiting there for you.
Plot Design Code
Pre agreed design code with Aberdeen City Council setting out perimeters for individual home design.
Borrow Up to 95%
Access to the largest selection of mortgages from 16 specialist lenders. Pre-agreed mortgages up to 95% LTV on land and build are available.
Plot Details
The masterplan illustrates how the houses are arranged adjacent to Culter House Road in four attractive landscaped clusters, creating a sense of community and family friendly neighbourly ambience within easy commuting distance of the city centre and local places of employment, shops and leisure facilities.
All plots benefit from outline planning permission for detached homes. Each plot is what is termed as a serviced plot, which means there is a road and service connections to the plot so the builder can, in effect plug into these services and the plot is “shovel ready”. Each plot has significant spacious garden ground, unlike many new build housing schemes in the area. Your home can be created to exactly meet your needs now and in the future.
Pick Your Own Plot
Strawberry Grange will be built in 4 phases.
Whilst you may purchase your plot and start designing your home and be preparing for the MSC full planning application for a plot outwith the current build phase, build will only commence when the access roads and services for that phase are there and you have your full planning in place. Please contact us if you would like to consider this or if you are considering the purchase of two adjacent plots to create an exceptional large one and would like further information. (The purchase of adjacent plots is limited and is only likely to be possible for a short time).

What Can I Build?
We have done a lot of the hard work so you don’t have to. We have to a large extent taken the guesswork or unknown out of the equation for purchasers, so they know the parameters they have to work with.
This has been done by bringing the site forward where important design parameters are set through a Design Code and plot details so that those seeking to develop a plot into their dream self build home can be guided as to house design, size, acceptable materials, sustainability requirements and other factors which Aberdeen City Council will welcome. In the Design Code you’ll find a varied palette of materials and colours influenced by the local setting and vernacular. Homebuyers will be able to design their home with experienced architects and commission qualified award winning local contractors to build out their home ready for occupation.
A New Innovative Approach
Strawberry Grange is a new concept for Aberdeen City and will be the first purposefully designed self-build development in Aberdeen. The approach is therefore innovative and reflective of a desire for prospective home-owners to design and build their own homes. As well as a Scottish Government desire to bring variety to the housing market, which is in line with their support for self-build, as outlined in the recent NPF4 and Scotland - Housing to 2040 documents.
